Colorado Springs Short Sales: Learn How to Process a Short Sale With Your Lender

If your home is pending foreclosure, you should be aware that you have choices. You have more than one way available for stopping foreclosure and saving your credit rating. One way is through Colorado Springs short sales. In a short sale, the homeowner and the mortgage company both agree to sell the property for less than the balance of the mortgage.

A short sale decreases the loss for all concerned parties. The credit rating of the homeowner is protected from foreclosure, and the mortgage company will recoup at least some of the debt that is in default.

Short sales of properties in Colorado Springs make it possible for a homeowner to sell their home for a lower price through a realtor. The profits of the transaction go right to the mortgage company; the rest of the money owed will either be forgiven or charged back to the owner.

If you are considering a short sale in Colorado Springs in order to avoid a foreclosure, focus on honing your negotiating skills.

* Let communication lines stay open - do not close the doors. Although it is human to wish you could avoid your creditors whenever you begin falling behind in your payments, that is not a viable option.

* Knowing as much as possible about short sales is important. One of the keys to dealing with lenders that aren't open with information is knowledge. Keep hold of the conversation, make sure you don't get pushed around by the lender.

* Enlist the assistance of a real estate agent. An agent can assist you by providing you with essential information regarding your local housing market. Your lender needs all the information he or she can acquire like if houses in your surrounding neighborhood are selling fast.

* Whether they are made by phone or not, be sure to put all offers on paper. Be sure to take notes and write a letter after the conversation stating all that was mentioned in the conversation and send it to your mortgage company.

Short sales are rapidly becoming more common as the recession really hits Colorado Springs. Do not make the error of believing that you cannot obtain a Colorado Springs short sale and let your home get foreclosed. After all it is your future. Do as much as you can to protect it right now.

Colorado Springs Short Sale Service: Avoid Foreclosure through a Short Sale

The economy continues to spiral downward. Retail sales are down; the housing market is stagnant. But what’s worse is the fact that the number of people who are finding themselves without a job through no fault of their own continues to rise dramatically. In fact, unemployment statistics continue to spike uncontrollably month after month. The fallout from all of this is foreclosures. People simply cannot afford to stay in their homes when they’ve lost their means of support.

So, what should you do if you are facing foreclosure? Government help is on the way, but it is slow in coming. Many are losing their homes sitting around waiting for government promises to be fulfilled. Don’t allow this to happen to you. Foreclosure places a black stain on your credit report that can remain for up to 10 years. If you are facing foreclosure and are out of options, you should consider a Colorado Springs Short Sale service.

A Colorado Springs Short Sale service allows you to sell your home for less than what you owe on it. The lender agrees to accept less money than is owed and wipes clean the debt that you owe to them. Why would they do this? When a home forecloses, the lender stands to lose a great deal of money. Sometimes, the lender never recovers the monies lost. By agreeing to a Colorado Springs Short Sale service, the lender is able to collect a portion of the debt, more than it probably could if the foreclosure went through.

If you wish to pursue a Colorado Springs Short Sale service, you need to contact your lender right away. First, try to work with your lender and stay in your home. If you can’t, ask for a Colorado Springs Short Sale service. If the lender agrees, contact a real estate agent that is well versed in Colorado Springs Short Sale service. The agent will help you sell your home much like they would if you decided to sell your home any other time. The only catch is that the price will be dramatically lower and you will not stand to make any profit.

You should also know that many lenders may hold you responsible for the amount still owed on the loan after the Colorado Springs Short Sale occurs. If your lender decides to forgive the debt, you may have to pay tax on the amount that was forgiven. So, be sure that you know all of the details surrounding your Colorado Springs Short Sale service before you make a final decision.

Homes for Hiking in Colorado Springs - Checkout Mountain Shadows

If you're a hiker, there's an area of Colorado Springs you really need to checkout: Mountain Shadows.

It has an abundance of great trails outside your front door. You've got Ute Valley Park, which is simply enormous and offers hiking, mountain biking and trail running. The Air Force Academy is just north with hikes a plenty and Garden of the Gods directly south. Even Manitou is a quick trip down 30th St which has the Barr Trail and Pikes Peak.

My favorite part about Mountain Shadows is quiet, feel good atmosphere of a neighborhood nestled in the foothills of the Rocky Mountains.

Whatever the reason, if you like the outdoors and are looking for a home, you gotta checkout Mountain Shadows.

Schriever AFB Stands Up First Reserve Space Wing

The 310th Space Wing activated today at Schriever AFB. It marks the first Space Wing for the Air Force Reserve.

The 310 SW is comprised of several satellite command and control reserve units and fly missions for systems such as GPS, MILSTAR and DMSP.

Col. Jeff Ansted, commander of the new 310 SW was quoted as saying, "This activation is an indication of our continued growth in the Air Force space missions, and it validates the contribution of the Air Force Reserve in the fight against terror."

The wing has reservists across the country in places such as Buckley AFB and Vandenberg AFB in addition to the units in Colorado Springs.

There was little fanfare to ring in the momentous occasion today. The formal activation ceremony is scheduled for April 4th, 2008 at Peterson AFB.
